The Lockwood Report: Daily Portland Housing Market Update for Jan 29th, 2020
As of Wednesday, Jan 29th, 2020, in Portland there are a total of 1,400 active residential homes for sale, 1,402 pending listings and 584 properties sold in the most recent 30 day period. The average list price for all active residential listings in Portland is $595,573, while the average asking price for properties new on market in the last 30 days is $554,246. Residential homes for sale in Portland sold at an average price of $483,457 while newly listed properties came in higher on average, at $554,246.

New listings in Portland are outpacing sold properties. For the most recent 30 day period, 584 properties sold and 1,005 came on the market. In summary, new listings outpaced sales by 421. As a point of reference, in the month prior, there were 831 sold Portland residential listings while 480 homes for sale became available on the market. Keep an eye on the number of pending listings (currently 1,402) because an increase in pending sales may offset an increase in new listing inventory.
