The Lockwood Report: Daily Portland Housing Market Update for Feb 23rd, 2020
As of Sunday, Feb 23rd, 2020, in Portland there are a total of 1,354 active residential homes for sale, 1,429 pending listings and 740 properties sold in the most recent 30 day period. The average list price for all active residential listings in Portland is $599,483, while the average asking price for properties new on market in the last 30 days is $550,772. Residential homes for sale in Portland sold at an average price of $470,256 while newly listed properties came in higher on average, at $550,772.

New listings in Portland are outpacing sold properties. For the most recent 30 day period, 740 properties sold and 1,128 came on the market. In summary, new listings outpaced sales by 388. As a point of reference, in the month prior, there were 666 sold Portland residential listings while 867 homes for sale became available on the market. Keep an eye on the number of pending listings (currently 1,429) because an increase in pending sales may offset an increase in new listing inventory.
