The Lockwood Report: Daily West Portland Housing Market Update for Oct 20th, 2018As of Saturday, Oct 20th, 2018, in West Portland there are a total of 759 active residential homes for sale, 270 pending listings and 131 properties sold in the most recent 30 day period. The average list price for all active residential listings in West Portland is $718,650, while the average asking price for properties new on market in the last 30 days is $634,809. Residential homes for sale in West Portland sold higher than asking price for this month, at an average selling price of $671,419 while new-to-market listings had lower asking prices averaging $634,809.
New listings in West Portland are outpacing sold properties. For the most recent 30 day period, 131 properties sold and 279 came on the market. In summary, new listings outpaced sales by 148. As a point of reference, in the month prior, there were 144 sold West Portland residential listings while 318 homes for sale became available on the market. Keep an eye on the number of pending listings (currently 270) because an increase in pending sales may offset an increase in new listing inventory.
