The Lockwood Report: Daily Downtown Housing Market Update for Jan 28th, 2020As of Tuesday, Jan 28th, 2020, in Downtown there are a total of 83 active residential homes for sale, 29 pending listings and 7 properties sold in the most recent 30 day period. The average list price for all active residential listings in Downtown is $758,200, while the average asking price for properties new on market in the last 30 days is $765,720. Residential homes for sale in Downtown sold at an average price of $520,150 while newly listed properties came in higher on average, at $765,720.
New listings in Downtown are outpacing sold properties. For the most recent 30 day period, 7 properties sold and 39 came on the market. In summary, new listings outpaced sales by 32. As a point of reference, in the month prior, there were 14 sold Downtown residential listings while 14 homes for sale became available on the market. Keep an eye on the number of pending listings (currently 29) because an increase in pending sales may offset an increase in new listing inventory.
