The Lockwood Report: Daily Vancouver Housing Market Update for Jun 3rd, 2020
As of Wednesday, Jun 3rd, 2020, in Vancouver there are a total of 574 active residential homes for sale, 869 pending listings and 342 properties sold in the most recent 30 day period. The average list price for all active residential listings in Vancouver is $458,466, while the average asking price for properties new on market in the last 30 days is $417,681. Residential homes for sale in Vancouver sold at an average price of $373,079 while newly listed properties came in higher on average, at $417,681.


New listings in Vancouver are outpacing sold properties. For the most recent 30 day period, 342 properties sold and 548 came on the market. In summary, new listings outpaced sales by 206. As a point of reference, in the month prior, there were 355 sold Vancouver residential listings while 396 homes for sale became available on the market. Keep an eye on the number of pending listings (currently 869) because an increase in pending sales may offset an increase in new listing inventory.
