As of Thursday, Jun 24th, 2021, in Vancouver there are a total of 279 active residential homes for sale, 1,072 pending listings and 578 properties sold in the most recent 30 day period. The average list price for all active residential listings in Vancouver is $472,695, while the average asking price for properties new on market in the last 30 days is $478,793. Residential homes for sale in Vancouver sold at an average price of $463,560 while newly listed properties came in higher on average, at $478,793.

New listings in Vancouver are outpacing sold properties. For the most recent 30 day period, 578 properties sold and 692 came on the market. In summary, new listings outpaced sales by 114. As a point of reference, in the month prior, there were 519 sold Vancouver residential listings while 668 homes for sale became available on the market. Keep an eye on the number of pending listings (currently 1,072) because an increase in pending sales may offset an increase in new listing inventory.
