The Lockwood Report: Daily Vancouver Housing Market Update for Oct 20th, 2018
As of Saturday, Oct 20th, 2018, in Vancouver there are a total of 1,086 active residential homes for sale, 775 pending listings and 437 properties sold in the most recent 30 day period. The average list price for all active residential listings in Vancouver is $435,964, while the average asking price for properties new on market in the last 30 days is $412,041. Residential homes for sale in Vancouver sold at an average price of $363,641 while newly listed properties came in higher on average, at $412,041.

New listings in Vancouver are outpacing sold properties. For the most recent 30 day period, 437 properties sold and 586 came on the market. In summary, new listings outpaced sales by 149. As a point of reference, in the month prior, there were 521 sold Vancouver residential listings while 676 homes for sale became available on the market. Keep an eye on the number of pending listings (currently 775) because an increase in pending sales may offset an increase in new listing inventory.
