The Lockwood Report: Daily Vancouver Housing Market Update for Oct 22nd, 2019
As of Tuesday, Oct 22nd, 2019, in Vancouver there are a total of 851 active residential homes for sale, 838 pending listings and 428 properties sold in the most recent 30 day period. The average list price for all active residential listings in Vancouver is $448,985, while the average asking price for properties new on market in the last 30 days is $407,990. Residential homes for sale in Vancouver sold at an average price of $372,432 while newly listed properties came in higher on average, at $407,990.

New listings in Vancouver are outpacing sold properties. For the most recent 30 day period, 428 properties sold and 467 came on the market. In summary, new listings outpaced sales by 39. As a point of reference, in the month prior, there were 552 sold Vancouver residential listings while 637 homes for sale became available on the market. Keep an eye on the number of pending listings (currently 838) because an increase in pending sales may offset an increase in new listing inventory.
