The Lockwood Report: Daily Vancouver Housing Market Update for Feb 20th, 2019
As of Wednesday, Feb 20th, 2019, in Vancouver there are a total of 811 active residential homes for sale, 693 pending listings and 299 properties sold in the most recent 30 day period. The average list price for all active residential listings in Vancouver is $445,908, while the average asking price for properties new on market in the last 30 days is $415,550. Residential homes for sale in Vancouver sold at an average price of $349,852 while newly listed properties came in higher on average, at $415,550.

New listings in Vancouver are outpacing sold properties. For the most recent 30 day period, 299 properties sold and 475 came on the market. In summary, new listings outpaced sales by 176. As a point of reference, in the month prior, there were 325 sold Vancouver residential listings while 426 homes for sale became available on the market. Keep an eye on the number of pending listings (currently 693) because an increase in pending sales may offset an increase in new listing inventory.
